Flooring is one of the few things in a rental property that every viewer notices immediately. Tired carpet in a hallway will lose a letting faster than a dated kitchen, and it is a comparatively cheap thing to put right between tenancies.

Flats bring a complication that houses do not. Replacing carpet with hard flooring in an upper-floor flat can breach the lease and generate serious noise complaints, because the acoustic performance requirements in Approved Document E of the Building Regulations assume a resilient layer. We fit acoustic underlay in those situations and will flag it if a proposed spec looks likely to cause problems.

Choosing the Right Floor for a Let Property

For rentals we usually steer landlords towards LVT or good-quality laminate in hallways, kitchens and living areas: it survives repeated tenancies, cleans up between them, and does not need replacing every time someone moves out. Carpet still makes sense in bedrooms, where wear is lower and tenants expect it. The Contract Flooring Association publishes useful impartial guidance on specifying floor coverings.

Subfloor preparation is where most flooring jobs go wrong. Laying a rigid floor over an uneven screed or a bouncing timber deck will produce movement, gaps and noise within months, so we level properly first. New flooring usually goes in alongside a repaint as part of a wider void turnaround, and if a leak damaged the old floor our plumbers will deal with the cause before we fit.
